Leifer Properties and Endeavor Capital have acquired 10541 Cypress Creek Parkway, a fully occupied, 36,000-square-foot small-bay industrial complex in Northwest Houston, marking Leifer and Endeavor’s entry into the Houston market and the partners’ fourth deal together.

Endeavor and Leifer’s most recent industrial acquisition in Houston.
Situated on 3.2 acres along the FM 1960 corridor, the property comprises three small-bay buildings divided into nine suites ranging from roughly 3,000 to 7,500 square feet, fully leased to tenants in automotive service, fabrication and light industrial. The partnership acquired the property below replacement cost in an off-market transaction sourced through a direct broker relationship, and plans to upgrade leasing and property management, convert leases from gross to triple-net as they expire, and bring rents to market rates.

This is Leifer Properties’ 14th acquisition in Texas.
